Contract Review & Document Management
● Ensure all necessary documents are fully executed and properly submitted. ● Organize contracts, disclosures, addenda, and any other required paperwork. ● Confirm compliance with state and brokerage regulations.
Loan & Title Coordination
● Work closely with lenders to track loan approval status and ensure required documents are submitted. ● Communicate with the title company to confirm title work is completed and any issues are addressed.
Deadline & Contingency Tracking
● Monitor key dates, such as inspection periods, financing contingencies, appraisal deadlines, and closing dates. ● Send reminders to agents and clients to ensure all deadlines are met.
Closing Preparation & Final Steps
● Verify all contingencies are satisfied before closing. ● Ensure the final walkthrough is scheduled and completed. ● Confirm closing documents are accurate and ready for signing. ● Provide final transaction summaries and ensure agents receive their commission disbursements.
Coordination with All Parties
● Act as the central point of contact between agents, clients, lenders, title companies, inspectors, and escrow officers. ● Facilitate smooth communication to keep the transaction moving forward.
Listing Document Preparation
● Prepare and organize all required listing agreements, disclosures, and brokerage paperwork. ● Ensure documents are completed, signed, and compliant with local regulations. ● Submit and manage paperwork within the brokerage’s transaction system.
Inspection & Repair
● Assist in processing repair requests and addenda as needed.
MLS Entry & Listing Management (agent must add us to MLS)
● Input property details, descriptions, and photos into the Multiple Listing Service (MLS). ● Update MLS with price changes, status updates, and any additional modifications. ● Ensure all property details are accurate and compliant with MLS guidelines.

- Buyer or Seller contract to close: $400.00 - Dual sided: $450.00 - Assignments/Novations: Starting at $250.00 (Consult required) - Brokerage services available, consult required
Listing Services Pricing
- Listing Document Preparation $30.00 - MLS Entry & Listing Management $30.00 (agent must add us to MLS) - Bundle Listing Document preparation and MLS Entry for $50.00 - List only service for anyone without MLS Access $100.00 - Rush Fee $50 (if any requested Listing Service is same day)
